ABOUT HWD CONDOMINIUM ASSOCIATION
The HWD Condo Association is comprised of 48 units in 11 buildings on Whitten Street and Dustin Avenue at Hampton Beach, NH. Each unit represents a single voting share in Association affairs.
Our legal name is: Harbor at Whitten and Dustin Condominium Association, Inc.

The Association is self-managed, meaning that all unit owners share the responsibility for managing the day-to-day affairs and operation of the property.
Association business affairs are managed by an elected Board of Directors. The Board is comprised of 5 voluntary seats. Board members receive no compensation for their service.
The Association is a non-profit corporation. Our primary source of income is the collection of monthly condominium fees paid by the 48 unit owners as well as any late fees or fines that may be levied. In addition, an initial assessment of $1,000 is collected from new owners upon transfer of property and special assessments may be collected from time to time to cover the cost of planned or unplanned activities.
Monthly condominium fees are based on percentage of undivided interest as established when the condominium was formed in 1973.

Condo fees are due on the 1st day of every month. Payments not made on or before the 15th of the month are considered late. If a unit owner is past due on condominium fees more than 15 days from the due date, a $25.00 fee will be assessed to the unit owner. (example: July payment not received on or before July 15 is late).
